Property Management & Maintenance
Loran Design & Build assist homeowners manage their properties so that fewer things break down and running costs are reduced. We provide a personal property manager, have access to our vetted contractors at excellent rates and manage your property. We can remotely monitor critical assets like boilers and water pressure so that even if the house is empty, we’re protecting it. And when the property is sold it has a detailed track record of servicing and care.
Having in place a reliable, trustworthy, and experienced property management contractor is essential to protect the assets of individual leaseholders. If buildings are not maintained to the highest standards, not only do they lend themselves to costly repairs further down the line, but their value can also be affected.
Property Maintenance
Landlords have legal responsibilities to maintain rental properties, gas appliances and electrical appliances; as part of our Full Management Service, we are able to complete these tasks on the Landlord’s behalf.
Landlord’s Responsibilities:
Complete reasonably prompt repairs and undertake maintenance to the property as required. The property must comply with building regulations
To maintain the structure and exterior of the property, hot water installations and water supply, electrical wiring, basins, baths, sinks and toilets etc.
All gas appliances are safely maintained by Gas Safe-registered engineers. To ensure all electrical equipment is safe to use (this can only be determined by a qualified person). Any furniture supplied must meet the necessary fire-resistant regulations. To be aware of their responsibilities of ensuring the property is safe
Property Management
We not only have the capacity to manage large-scale residential developments, we are also more than happy to act on behalf of smaller developments or groups of residents. Our approach and standards are the same regardless of the number of properties we look after.
